What StructSolve Observed
StructSolve documented that the residence appeared to have originally been constructed with a single girder running east-west along the western portion of the structure within the crawlspace. In that area, the floor joists were observed to be undersized relative to their span. The report identified that condition as a likely contributor to excessive deflection in the floor system.
The evaluation also noted that two additional girders had been installed at approximately midspan on either side of the original girder. Those supplemental girders appeared to have been installed as a prior attempt to address the floor deflection. However, the report stated that the supplemental girders were likely not installed at a uniform elevation and that the floor was not brought to a consistent level during that earlier remedial work.
This combination of undersized joists, supplemental girder placement, and non-uniform support elevation helped explain why the floor system continued to show unevenness.
Engineering Assessment
StructSolve attributed the sagging floor primarily to floor joists that were undersized for their effective span. That condition was compounded by supplemental girders that did not appear to create a uniform support elevation. In practical terms, the prior support work may have reduced some deflection, but it did not fully correct the floor plane or provide consistent support throughout the affected area.
The report also identified the crawlspace support posts as part of the recommended repair path. Existing 4x4 wood support posts, as well as locations where footings were present without support columns, were recommended for replacement or completion using adjustable steel columns with proper footings.
Because floor correction can affect finishes and structural components, the recommended adjustment approach was gradual rather than abrupt. The report emphasized incremental adjustment beneath the area of deflection and continued monitoring during the work.
Remedial Actions
StructSolve recommended replacing the existing 4x4 wood support posts with adjustable steel columns supported by proper footings. The same approach was recommended for locations where footings existed but support columns were missing. The report also recommended that the adjustable steel support located below the deflected area be adjusted incrementally as needed to reduce the observed floor deflection. Incremental adjustment matters because rapid lifting can overstress framing members or damage interior finishes.
