LVL Beam Evaluation for a Residential Wall Opening in Iowa

The Concern

The homeowner needed engineering documentation for a residential wall opening where a previous load-bearing wall had been replaced with a built-up laminated veneer lumber beam. For this project, StructSolve was asked to review the LVL beam addition and provide a focused engineering report based on readily observable and accessible conditions. The evaluation was non-invasive and did not include destructive testing, removal of finishes, or review of concealed elements.

What StructSolve Observed

StructSolve observed that the previously removed load-bearing wall had been replaced with a built-up LVL beam. The beam assembly consisted of three LVL plies with an approximate overall depth of 11.875 inches. The beam spanned an opening of about 127.5 inches.

The beam was supported by wood posts at each end of the opening. The support posts were observed to be plumb and directly aligned with the beam above. The installed beam also appeared to be adequately seated on the supporting posts. These observations were relevant because beam bearing, post alignment, and a continuous load path are key considerations when a wall opening is created in a load-bearing location.

Engineering Assessment

Based on the observations made during the evaluation and the structural analysis referenced in the report, the modified framing system appeared capable of supporting the loads previously carried by the removed wall. The report characterized the visible structural condition as satisfactory at the time of the evaluation.

The assessment was limited to the readily visible and accessible components reviewed during the visit. Concealed framing, hidden connections, and conditions behind finishes were outside the scope of the non-invasive evaluation.

Remedial Actions

The report did not identify required remedial action at the time of the evaluation. StructSolve noted that no remedial action was needed based on the observed conditions.

That conclusion was specific to the conditions visible during the evaluation. As with any non-invasive engineering review, additional concealed conditions could require further review if they become available later.

The engineering report gave the homeowner documentation of the visible LVL beam installation, including the beam configuration, support post condition, and StructSolve’s conclusions based on the observed framing.
