StructSolve evaluated garage slab settlement and structural lean at a residential property in Ottumwa, Iowa and documented recommended next steps for underpinning, slab jacking, and drainage improvements.

The Concern

A property owner in Ottumwa, Iowa needed engineering guidance for a garage with visible settlement and structural lean. The concern centered on the garage slab and the way movement in the slab appeared to be affecting the load-bearing walls and overall alignment of the structure.

Garage settlement can be more than a concrete flatwork issue when wall loads are bearing on a slab without adequate perimeter support. A focused engineering evaluation helped document what was visible, identify likely contributors, and separate temporary repair ideas from more durable long-term stabilization planning.

Why StructSolve Was Contacted

StructSolve was asked to review the structural integrity of the garage, specifically the garage slab. The inspection was limited to readily observable visible components and did not include destructive testing. Interior finish materials and exterior siding concealed portions of the framing, so the evaluation was based on accessible conditions and visible indicators of movement.

This was not a full design package or a broad property assessment. The deliverable was a concise engineering summary focused on the garage settlement concern, the visible movement, and practical next steps for repair planning.

What StructSolve Observed

StructSolve documented differential settlement along multiple sides of the garage. Laser-level measurements indicated settlement along the north, west, and south walls, with the greatest movement observed at the north and south load-bearing walls. The rear wall also exhibited measurable settlement.

Those observations were significant because they suggested the garage appeared to have been constructed on a slab-on-grade without an adequate perimeter footing. When load-bearing walls bear on slab edges without proper footing support, the concentrated wall loads can exceed what the soil and slab edge can reliably support over time.

The structure also showed a notable lean from north toward south. The report attributed most of that lean to the slab dropping in the same direction. In other words, the visible wall alignment concern appeared connected to the slab movement rather than being treated as an isolated framing issue.

Drainage conditions were also important. StructSolve noted that the grading around the garage was relatively flat, which increased the risk of water accumulation near the structure. Blocked gutters and evidence of overflow were also documented. These conditions can contribute to soil moisture changes near shallow or inadequately supported slab edges and may increase the risk of continued movement.

Engineering Assessment

The report explained that slab jacking by itself would likely be only a temporary solution. Raising the slab without addressing the way the load-bearing exterior walls were supported would not resolve the underlying issue of concentrated wall loads bearing on soil that appeared unable to resist the stresses over the long term.

StructSolve recommended underpinning the garage load-bearing walls as the more durable repair direction. Underpinning helps transfer wall loads to deeper soil strata with better bearing capacity, reducing reliance on the settled slab edge as the primary support condition.

The report also noted that the plumbness of the walls should be checked after underpinning and slab jacking are completed. That recommendation connected the settlement repair to the visible lean, helping the property owner understand that wall alignment should be reviewed after the support and slab elevation issues are addressed.

Remedial Actions

StructSolve recommended that the property owner obtain at least three quotes for underpinning the garage load-bearing walls and slab jacking the concrete floor. The goal of this recommendation was to support competitive repair planning while making clear that slab jacking alone was not considered sufficient for long-term performance.

The report also recommended regular gutter maintenance. Keeping gutters clear was identified as part of the surface water management strategy needed to reduce water-related movement around the structure.

Regrading was also recommended. StructSolve advised regrading around the garage with compacted soil to provide positive drainage away from the structure, using the slope guidance described in the report. Where space is limited, an equivalent drainage slope may be needed. The report also noted that slab jacking the concrete walkway near one corner of the garage could be beneficial if economically feasible because it would help reestablish positive drainage away from the structure.

Outcome

The engineering summary gave the property owner a clearer understanding of why the garage movement was occurring and why the repair approach needed to address both structural support and water management. The report characterized the garage condition as poor, identified the likely role of inadequate perimeter footing support and drainage issues, and explained why underpinning was recommended for long-term support.

The deliverable did not document completed repairs or guarantee future performance. Instead, it provided a practical path for next steps: seek competitive repair quotes, include underpinning in the repair planning, coordinate slab jacking with support improvements, maintain gutters, improve grading, and monitor wall plumbness after repair work is completed.
