StructSolve completed a residential structural evaluation in Des Moines, Iowa, documenting foundation wall movement, floor framing deficiencies, drainage concerns, and recommended next steps.

The Concern

StructSolve was contacted to evaluate general structural integrity for an older single-family residence in Des Moines, Iowa. The homeowner was not asking about one isolated item. The source report described several visible concerns across the property, including foundation wall movement, water management conditions, masonry deterioration, porch and deck support issues, and uneven floor performance near interior living areas.

Because the scope involved multiple structural systems, this project fits a broader Observation & Report case study rather than a focused Express Engineering Service or a design package. The evaluation was based on readily observable, non-invasive field observations and did not document destructive testing or completed repairs.

Why StructSolve Was Contacted

When a residence has several visible concerns at the same time, it can be difficult for a property owner to know which items are maintenance-related, which items should be monitored, and which items require structural repair planning. In this case, the engineering question was not simply whether one crack or one floor slope mattered. The report needed to connect exterior water management, foundation wall behavior, load paths at porch supports, and floor framing performance into a practical set of next steps.

StructSolve’s role was to document the observed conditions, explain their structural significance in plain language, and provide recommendations the homeowner could use when planning repairs with qualified contractors.

What StructSolve Observed

The exterior observations focused heavily on water management and foundation-adjacent conditions. The report documented settlement and loss of proper grading at a brick paver patio, soil depressions near utility areas, roof runoff discharging close to the foundation, missing gutter coverage at portions of the roof, and grading that directed water toward the residence in some areas. These conditions mattered because surface water near a foundation can increase soil saturation and lateral pressure on foundation walls over time.

The report also identified masonry and parging issues. A masonry opening beneath the front porch assembly needed to be infilled, and deteriorated parging was present at portions of the exterior foundation. Several cracks had been sealed with expanding foam. The report explained that expanding foam may help limit air, moisture, or pest entry, but it is not a structural repair material and does not restore load transfer across a crack or separation.

At the southwest porch and deck area, StructSolve documented load path concerns. Some posts were not bearing directly on appropriate structural support elements, and one post condition included wood deterioration at the base. The report noted that posts supported primarily by fasteners, deck boards, or ground contact do not provide the same continuous and reliable load path as a post bearing properly on an adequately sized footing.

Interior observations included a depression in the dining room floor and measurable differential elevation in basement girders. One floor joist near the kitchen and dining area was cracked and displaced, and the report identified this as a structural deficiency requiring repair. The foundation review also documented inward bowing at the foundation walls. The north, east, and west walls were recommended for monitoring because visible cracking was not observed through the parged surfaces. The south foundation wall, however, contained a continuous horizontal crack consistent with lateral soil pressure-related distress.

Engineering Assessment

The report separated observed conditions by their likely significance. Some masonry damage was described as isolated and not judged to compromise the overall structural integrity of the home at the time of the evaluation. Other items, such as drainage, grading, parging deterioration, and missing gutter components, were framed as preventive or durability-related concerns that could contribute to future foundation distress if left unaddressed.

Two areas required clearer structural repair planning. First, the floor framing near the kitchen and dining area had a cracked and displaced joist, girder deflection, and loss of full bearing at one location. The report recommended supplemental support and joist repair to restore intended performance of that portion of the floor system. Second, the south foundation wall exhibited lateral distress, and the report recommended professional stabilization using an engineered bracing system.

Remedial Actions

StructSolve’s remedial actions gave the homeowner a practical repair-planning sequence rather than a vague recommendation to “fix the structure.”

For water management, the report recommended removing and reinstalling the settled paver patio with proper base preparation and positive drainage away from the foundation. It also recommended correcting perimeter grading, giving particular attention to areas where water could accumulate near the foundation, and installing or extending gutters and downspouts so roof runoff discharges away from the residence.

For masonry and parging, the report recommended infilling the masonry opening at the porch area, removing loose or unsound parging, and applying an appropriate cementitious parge coat. Where expanding foam had been used in foundation cracks, the report recommended removing the foam and using more appropriate crack-sealing methods for moisture control. At the northeast foundation corner, a qualified masonry contractor was recommended to repoint affected areas with compatible mortar.

For porch and deck support, the recommendations focused on restoring a proper load path. Posts at the southwest deck and porch area were recommended for replacement or supplemental support so they could bear directly on adequately sized footings instead of relying on deck boards, fasteners, or ground contact.

For the floor framing system, the report recommended adjustable support posts at specific basement beam locations, with support posts bearing on appropriately sized footings. The report also recommended gradual adjustment over time to reduce finish-damage risk and repair of damaged joists by sistering or replacement.

For the foundation walls, the report recommended monitoring the west, north, and east walls for signs of renewed movement, including photo documentation. The south foundation wall was recommended for professional stabilization using an engineered bracing system designed to resist lateral soil pressures.

Deliverables
