The Situation
This project took place during an active real estate transaction involving a condominium listing in Madrid, Iowa. Jason Miller, the listing agent, encountered an issue during the pest inspection process that required immediate attention. The inspection identified evidence of past termite activity and prior treatment. While the buyer was comfortable proceeding, the lender required confirmation that the observed conditions did not pose a structural concern.

At that point in the transaction, timing was critical. Closing was scheduled before the holidays, and any delay risked pushing the transaction beyond that window. Jason needed a structural engineer who could perform a focused evaluation quickly and provide documentation that would satisfy lender requirements.
A Targeted Engineering Review
StructSolve was contacted on a Friday morning. A site visit was scheduled and completed the same day. The scope was intentionally narrow and clearly defined. The evaluation focused only on the seller-identified area of concern within the floor system where termite damage had previously been noted. No destructive testing or whole-house structural review was included.

An Engineer-in-Training performed the site visit, documenting visible conditions through photographs and measurements. Access was limited to the basement and a closet area where the damage was observable. The collected information was then routed internally for professional engineering review.
According to the engineering report, the damaged joist had already been properly sistered with new lumber, and the affected subfloor had been reinforced with an additional layer of OSB. No active structural deficiency was observed, and no remedial action was required at the time of inspection.
Fast Turnaround With Clear Documentation
The inspection took place on December 12, 2025. A stamped, lender-facing report was issued shortly thereafter. The report confirmed that the observed termite damage had been addressed previously and that the visible structural elements were performing as intended. No repairs were required, and no further action was recommended.

For Jason, the speed of response mattered as much as the conclusion. Without a timely engineering report, the transaction would have been delayed beyond the planned closing date. With moving schedules and holiday timing involved, that delay would have created additional stress for everyone involved.
