The Situation

A homeowner observed signs of settlement in the slab foundation of their detached garage and became concerned about the potential for long-term structural damage. A contractor had already provided a repair estimate, but the homeowner was uncertain whether the proposed work was necessary or appropriately addressed the underlying issue. Rather than proceeding with costly repairs based on a single opinion, the homeowner chose to seek a second, unbiased evaluation from a structural engineer.

Because the homeowner did not have a background in structural engineering or construction, they were looking for clear, professional guidance to help them understand the condition of the garage and make an informed decision about how to move forward.


Understanding the Problem

slab and evaluate the contractor’s proposed repair approach. The intent of this service was to provide an objective assessment of the observed settlement, explain what it indicated from a structural standpoint, and identify potential contributing factors.

The engineer reviewed photographs and notes provided by the homeowner and evaluated available site information to determine whether the observed settlement appeared to be ongoing or whether it was more likely an isolated condition that could be managed with targeted corrective measures.


Findings From the On-Site Evaluation

The evaluation confirmed that the garage slab had experienced settlement; however, it also identified contributing factors that were not fully addressed in the contractor’s original repair recommendation. Most notably, inadequate surface drainage around the garage was observed and identified as a likely contributor to moisture-related soil movement beneath the slab.

Rather than treating the slab movement as a standalone issue, the findings emphasized that addressing the underlying drainage conditions was critical to reducing the risk of continued or future settlement.


Recommendations Focused on Long-Term Health

Instead of immediately recommending slab lifting or replacement, StructSolve provided practical, cost-

conscious recommendations focused on improving site conditions. These recommendations included improving surface and perimeter drainage around the garage, redirecting downspouts away from the slab, and adjusting soil grading so that water flowed away from the foundation edges.

The engineer also recommended monitoring the slab over time after the drainage improvements were implemented to determine whether the movement stabilized. This approach prioritized long-term performance and avoided unnecessary repairs while still protecting the structure.

repairs. Without a neutral evaluation, homeowners may invest in solutions that address visible symptoms without resolving the underlying cause.
